“Pressure washing” gets used as if it covers all exterior cleaning, and it doesn’t. It’s one of two fairly different approaches, and using the wrong one on your building is a classic way to cause damage instead of fixing anything. Understanding what separates them, and when each is right, is most of what you need to make a sound decision, and for a lot of buildings the honest answer turns out to be both.

High pressure is the forceful option: water driven hard enough to physically remove dirt from a surface. On the right materials it works very well, cutting through heavy grime, exhaust film, and buildup that cleaning solutions alone won’t move, which makes concrete, precast, parking structures, and some masonry its natural territory. The difficulty is that the same force that strips a concrete deck will damage something softer. Aimed at delicate cladding, painted metal, or aging sealant, a high-pressure tip will drive water behind the panels or peel the finish, which is why pressure is a tool to apply selectively rather than a setting left at maximum.

Soft washing takes the opposite approach. Rather than force, it relies on cleaning solutions to break down dirt and kill organic growth, followed by a low-pressure rinse that carries everything away. The work is chemical rather than mechanical, which makes it safe for the surfaces high pressure would damage, so it’s the right call for EIFS and stucco, painted and composite metal, much of the glass on a building, and anywhere algae, mold, and mildew are the real problem. And because it kills the growth at the root instead of removing only the top layer, a soft wash keeps a surface clean longer before the growth creeps back.

Telling which one your building needs is often a matter of looking closely. Green, gray, or black staining that spreads in patches across stucco, panel, and shaded walls is a soft-wash problem, and blasting it only strips the surface and invites it back before long. Ground-level grime on concrete walkways, loading areas, and parking decks is where pressure does its best work. Streaky, spotty glass is more of a purified-water question than a pressure one. None of this replaces an actual assessment, but it explains why a contractor who owns only one method may not be right for a building that needs the other.

For most buildings, the answer is both, applied in the right places. Real commercial properties are a mix of materials, and a proper clean matches the method to each one: soft wash on the stucco and panel, higher pressure on the concrete and the parking structure, and the right touch on the glass. The skill isn’t picking a side but reading the building and knowing which surface gets what.
